TERMS AND CONDITIONS FOR SUPER SHORT STAYS

Your Stay at a Glance:

 

Agreement:

This rental agreement is between EAS (Owners) and the Guest (Booker/ Renter). The Travel Home refers to the space rented.

This agreement covers stays 29 days or less.

 

Check-In and Check-Out:

  • Check-In: 3:00 PM EST. Please note, early check-ins might not be possible due to our cleaning schedule, but we’ll do our best to accommodate you!
  • Check-Out: 11:00 AM EST. We kindly ask that you respect this time so we can prepare for our next guests. If you need extra time, let us know in advance, as late departures without approval may result in a $25 fee for late check outs up to 1 hour and US $50 for stays up to 2 hours.

Your Security Deposit:

         ·       We take a refundable security deposit of $500 minimum to cover any accidental damages that included damages to Linens, Towels, Wash cloths, Foot Towels as well as any item that was present in the Travel Home or on the complex upon rental. The deposit is usually taken via card that is held and automatically returned to you once there are no damages. Security Deposits will be returned within 3-5 business days after check-out.   REFUNDABLE AND NON-REFUNDABLE DAMAGE  DEPOSIT - There will be a refundable security deposit of $250 to cover any non-accidental damages or costs. It is released after your departure and our team's inspection.  If it is determined that the problem condition is through the fault of the guest, your refund, if any, will be determined after all damage costs have been paid including any credit card fees (if applicable). An itemized list/invoice or photos will be provided showing damages and costs. We reserve the right to use security deposits made or credit cards on file to pay for such damages.NON- REFUNDABLE A $25.00 Administrative fee  covers processing and administrative fee cost.

 

Age and Occupancy Limits:

  • The booking guest must be at least 18 years old.
  • Occupancy limits per unit:
    • 1-Bedroom: Up to 2 guests
    • 2-Bedroom: Up to 4 guests
    • 3-Bedroom: Up to 6 guests
  • If your group exceeds these limits, there’s a $50 fee per extra person per day. Please stick to the limits to avoid extra charges.

Peace and Quiet:

  • To keep things peaceful for everyone, quiet hours are from 8:00 PM to 8:00 AM. We ask that you be considerate of neighbors. If disturbances occur, we reserve the right to intervene, which could include involving local authorities if necessary.

No Parties, Please:

  • We love a good time, but our homes aren’t suitable for parties or large gatherings. If this rule is broken, it could lead to eviction without a refund.

 

Other Important Points:

 

Cancellations:

 

Life happens, and we understand plans can change. Here’s our cancellation policy:

  • A deposit of no less than 35% is required to hold a reservation.
  • Full payment is required 30 days before check-in else reservation will be canceled.
  • 50% refund (minus a 10% processing fee), if cancelled minimum Twenty-Five (25) Days full days before Check-in (Jamaican) time on the day of check-in, otherwise it will be non-refundable.
  • Deposits are subjected to a cancellation fee of 70% of the total paid up to Thirty (30) Days before check-in and 100% after.
  • Unfortunately, we do not offer refunds for cancellations less than 25 days before your stay, for no-shows, or shortened stays. This includes weather, personal issues, or unforeseen events. We recommend purchasing travel insurance for peace of mind.

Lost and Found:

  • We’re not responsible for any items left behind, but we know how easy it is to forget things! If we find your item, we’re happy to ship it back to you for a minimum fee of $25 plus shipping costs.

Pets and Smoking:

  • To keep our homes clean and allergy-friendly, we have a strict no-pets and no-smoking policy inside. If you smoke, please use designated outdoor areas. A $250 fee applies for smoking indoors or bringing in pets.

Use of Amenities:

  • We’ve worked hard to make sure you have everything you need—from Wi-Fi to fully equipped kitchens and more. If something isn’t working, let us know right away, and we’ll do our best to fix it promptly.

Safety and Liability:

  • Please use the provided safe for your valuables, as EAS isn’t liable for lost or stolen items. For everyone’s safety, no illegal substances or weapons are allowed on the property.

Damage and Cleanliness:

·       The Guest agrees to maintain and leave the Travel Home in the same conditions received at the end of the booking.

  • We kindly ask that you treat our home as you would your own. If any damage occurs or excessive cleaning is needed after your stay, additional charges may apply.
  • A one-time cleaning fee is charged as a miscellaneous cost with each travel home. It ensures that the travel home is thoroughly cleaned and sanitized before each new guest arrives. This fee covers the costs of professional cleaning services, including laundering linens and towels, disinfecting surfaces, restocking essential supplies, and maintaining a high standard of cleanliness throughout the property. It ensures that every guest enjoys a fresh and welcoming environment, enhancing the overall quality and comfort of their stay.

Legal:

·       Each party shall pay their own attorney’s fee, payable hereon. In the event of any  dispute or questions whatsoever  arising between the parties hereto with respect to  the construction or effect of this agreement or any provision contained herein or  the rights, duties or liabilities of either party under this  agreement or otherwise in connection with the foregoing of the matter in dispute shall be settled by reference to a single arbitrator agreed upon by the parties or failing such agreement, appointed by the President of the Jamaican Bar Association  and such proceedings shall be conducted in accordance with the Arbitration Act of Jamaica.

·       Failure of EAS to insist upon compliance with the terms of this agreement shall not constitute a wavier of any violation.

·       Personal Property and Injury. GUEST’s personal property, including vehicles, are not insured by EAS against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. EAS does not insure against personal injury to GUEST, its invitees, or licensees for any reason. GUEST agrees to indemnify, defend and hold harmless EAS from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to GUEST, their invitees or licensees or their personal property.

·       By GUEST. GUEST shall defend, indemnify, and hold harmless EAS and their respective agents, affiliates, subsidiaries, directors, officers, shareholders, employees, assigns and insurers against any claim, action, liability, loss and expense, including reasonable attorneys’ fees and related costs (collectively “Loss”) relating to or arising out of GUEST’s and/or its guests breach of this AGREEMENT or violation of any applicable federal, state, local or association law, ordinance, rule or regulation (together, “Law”).

·       By EAS. EAS shall defend, indemnify, and hold harmless each of GUEST and their respective agents, affiliates, subsidiaries, directors, officers, shareholders, employees, heirs, personal representatives, assigns and insurers against any Loss relating to or arising out of EAS’s breach of this AGREEMENT or violation of any applicable Law.

WHAT IS INCLUDED IN YOUR TRAVEL HOME

To ensure your comfort, we provide the 1st supply of:

  • Bedroom: Additional sheet set;
  • Bathroom: Bath towels, shampoo, conditioner, body wash, hand soap, and toilet paper.
  • Kitchen: Tea bags, sugar, silverware, dishes, glasses, coffee mugs, dish soap, sponge, kitchen towel, Two (2) complimentary garbage bag are provided
  • Extras: Iron, ironing board, broom, mop, bucket, and dustpan.

For your convenience, complimentary housekeeping is included with our standard packages:

  • Weekly Stays (10 days or more): Once per week.
  • Monthly Stays (30 days or more): Twice per week (Mondays - Fridays).

For shorter stays or special packages, you can add housekeeping for just 35 USD per visit. Please note, our housekeeping team does not handle personal items.

We’re here to make your stay as comfortable as possible!

There is one parking spot on the property reserved for each Travel Home. There is also temporary guest parking available.

There is complimentary hi-speed Internet in each travel home for all standard packages. The WIFI information is located in the Photo frame below the TV.

GUIDE FOR STAYING AT EAS

Quiet Hours are between 8 pm to 8 am. Please be mindful of your neighbours.

Please note that parties of any kind are strictly prohibited as per our terms and conditions. We have a zero-tolerance policy for parties, and if one is held, the police will be notified immediately, and the guest responsible will be required to vacate the property without a refund. We appreciate your cooperation in maintaining a peaceful environment for all guests.

Please be aware that the building is under video surveillance for everyone's safety. If the property is used for any illegal activities, the relevant information and footage will be provided to law enforcement. Guests involved in illegal activities will be asked to leave and may face fines. We appreciate your cooperation in keeping the property safe and secure for all.

All Travel Homes are strictly non-smoking, including hookahs and electronic cigarettes. Non-compliance with this policy will result in a 250 USD fee. Thank you for helping us keep the Travel Home smoke-free for everyone’s comfort and safety.

  • One Bedroom Travel Home - Max 2 adults and 2 Children under 12 yrs of age
  • 2 Bedroom Travel Homes - Max 4 adults and 2 Children under 12 yrs of age
  • 3 Bedroom Travel Homes - Max 6 adults and 2 Children under 12 yrs of age
  • If there are additional overnight guests that were not specified in your booking, you will incur a charge of 50 USD per night

We love pets; however, no pets are permitted in our Travel Homes. Allowing pets onto the property will result in a $250 cleaning fee.

Check-Out Time: Our check-out time is at 11:00 A.M., and our cleaner will arrive shortly after to get the property ready for the next guests. If you need a little extra time, we offer late check-out for 25 USD for the 1st hour and 50 USD thereafter up the latest time of 1:00 PM. Please note that this fee is just for extended possession of the property and doesn’t cover an additional night’s stay. We appreciate it if you could dispose of the trash in the skip at the entrance before you leave.

 

Cleaning Expectations: We kindly ask that the Travel Home be left in a reasonable condition after your stay. While our standard cleaning fee covers general tidiness, if the property requires extra attention—such as handling stained floors or walls, soiled linens, a large amount of dirty dishes, or an excessive amount of trash—there will be an additional charge of 70 USD. Your cooperation helps us maintain a pleasant environment for all our guests!

Damages, Missing, or Broken Items: If you notice any damages, breakages, or missing items, please let us know as soon as possible. We understand that accidents happen, and prompt reporting helps us address these issues quickly. Please be aware that any costs for damaged, missing, or broken items will be deducted from your security deposit. Alternatively, if you prefer, you can leave the funds in an envelope based on our pricing.

Yes we do, there is a Three (3) nights minimum  requirement to book a travel home. Our best rates are included in our tailored monthly packages.

Yes, we do!  Airport Shuttle is available for $55 US per trip

We do not provide breakfast; however, you are able to order breakfast from our sister company or you can order from our local food apps such as 7crave.

 Unfortunately, our sofas are not pull-out beds.

If you need a little extra time, we offer late check-out for 25 USD for the 1st hour and 50 USD after that up to the latest time of 1:00 PM.

Early check-in is subject to availability and depends on our occupancy. Please send a request, and we’ll do our best to accommodate you.
