Terms and Conditions

 

Terms:

  • Rental agreement made between Owners of EAS referred to as “EAS” and the Renter of the Travel Home referred to as “Guest”.
  • Travel Home refers to the space that is rented in the booking.
  • Refund of security deposit taken can take up to 3 – 5 Business days after check out.

  1. Agreement: The agreement begins at 3:00 PM (EST) on the check-in date and ends at 11:00 AM. (EST) on the checkout date. Please note: Due to the busy schedules of our housekeepers, no late check out is permitted.
  1. Check-In. Check-In Time is 3:00 PM (Eastern Standard Time) on the day of arrival. There may be times when access to Travel Home is unavoidably delayed due to cleaning or maintenance issues. There will be no discounts offered due to a late check-in, however, management will strive to limit the amount of time between guest arrival and access to the reserved unit. After final payment is made and names and ages of guests are provided to EAS, EAS will provide an emailed welcome package to Guest within the week prior to check-in details.

Unless special arrangements are made in advance with EAS, please do not arrive and intend to check in earlier than this time as it will affect the housekeeping staff in preparing the Travel Home for your arrival.

  1. Check-Out. Check-Out Time is 11:00 AM (Eastern Standard Time) on the day of departure and strictly enforced. GUEST agrees there shall be no holding over or late departure without prior approval of EAS. Please be aware that due to the busy schedules of our housekeepers the travel homes must be available for cleaning by this check-out time. There will be no exceptions. You will be charged an additional $100 (deducted from the security deposit) if the Travel Home is not vacated by 11:00 A.M.
  1. Age Requirements: You must be at least 18 years of age to rent this property. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted on or in the property and will lose all funds paid. Any reservations made under false pretenses will result in loss of advance payments and removal of guests from the property.
  1. The Guest agrees to maintain and leave the Travel Home in the same conditions received at the end of the booking.
  1. The Guest agrees not to assign or sublet the Travel Home.
  1. No more than Six (6) persons for a Three Bedroom, No more than Four (4) persons shall occupy a two bedroom unit, not more than Two (2) person shall occupy a One bedroom Unit for any the leased premises at any one time. A penalty fee of US $50 per person per day will be charged if occupancy count is violated and will be taken from your security deposit.
  1. No Parties or events or large gatherings are allowed in the complex. Violation will result in the eviction of the Guest and invitees.
  2. Quiet hours are between 8 pm and 8 am. Owners reserve the right to terminate this agreement and remove disruptive Guests from the property with no refund. We have all rights to contact the law enforcement on all noise disturbances and partying.
  1. Refunds: If a guest is to be refunded for any reason the refund will be put through after the guest checks out and after we receive word from our cleaning crew that the cabin is in order and there is no damage. The refund depends on GUEST BANK INSTITUTION, it usually takes about 7-10 business days to show up in guests' accounts.
  1. Lost and Found: EAS is not responsible for guest(s) personal belongings or valuables left behind or lost during stay. If we are able to find an item left behind we are willing to ship it to the registered guest upon request with a minimum of US $25 to pack and ship the items. Payment arrangement will be made prior to shipment.  PLEASE INSPECT THE TRAVEL HOME THOROUGHLY FOR ALL PERSONAL ITEMS THAT YOU MAY HAVE BROUGHT WITH YOU PRIOR TO CHECKOUT. Any personal item(s) left behind by the departing GUEST is NOT the responsibility of EAS. Though we are not responsible for lost, or misplaced or stolen personal items, if you have left items behind after check-out, we will do our best to locate the item(s) and return them to you when found. Please be aware that you will be charged a minimum return fee of $25.00 to package and ship your item(s). For larger items requiring a higher shipping cost, the difference will be added to the $25.00 minimum. Arrangements will be made for payment prior to shipping your items. A copy of the shipping invoice will be provided.
  1. USE OF PROPERTY: We make every effort to ensure proper operation of all amenities in the Travel Home, such as the internet, TV, Kitchen Appliances, washer/dryer etc. We will not be held responsible for such items failure to work, but will make every effort to correct any issues that are reported during your stay as quickly as possible.
  1. Animals, birds, or pets of any kind shall not be permitted inside the premise at any time. Violation of this will result in a fee of US $300 and the eviction of the guest without a refund of stay.
  1. No Smoking is allowed in the Travel Home. A penalty of US $300.00 will be charged if violated. Smoking is allowed on patios and/or in common areas.
  1. Each party shall pay their own attorney’s fee, payable hereon. In the event of any dispute or questions whatsoever  arising between the parties hereto with respect to  the construction or effect of this agreement or any provision contained herein or  the rights, duties or liabilities of either party under this  agreement or otherwise in connection with the foregoing of the matter in dispute shall be settled by reference to a single arbitrator agreed upon by the parties or failing such agreement, appointed by the President of the Jamaican Bar Association  and such proceedings shall be conducted in accordance with the Arbitration Act of Jamaica.
  1. Security Deposit Covers damages to Linens, Towels, Wash cloths, Foot Towels as well as any item that was present in the Travel Home or on the complex upon rental.
  1. Pool and Whirpool: No persons under the age of 18 are permitted in the hot tub without adult supervision. Do not use any soap, oils, or fragrance of any kind in the pool. This may cause damage to the equipment and or affect the balance of the pool. Guest is prohibited from using Safety Ring bouy outside of Emergency safety use. Any subsequent damage for use outside of what prohibited will result in cost to Guest
  1. Right to Enter: EAS or its authorized maintenance/contractors, shall have the right, with reasonable notice, at all reasonable times, to enter the Travel Home and make necessary or agreed repairs and maintenance. EAS will not be liable for any inconvenience or annoyance arising from the making of any repairs in or to any portion of the travel home, or to any fixtures, appliances, or equipment which may be necessary from time to time.
  1. No illegal drugs or weapons shall be permitted on the premises.
  1. The EAS relieves the Guest from any liability for destruction in full or in part of the leased premises caused by fire, lightening, flood or tornado, riots, of civil commotion, with the exception of negligence on the part of the Guest.
  1. The Guest agrees not to do or permit or suffer anything in the said premises which in the opinion of the EAS may at anytime be or become a nuisance or annoyance to the neighbours or injurious or detrimental to the reputation of the EAS of the said premises.
  1. EAS shall not be liable for damage to Guest`s property of any type for any reason or cause whatsoever, expect where such is due to EAS gross negligence. Guest acknowledges that he/she is aware that he/she is responsible for obtaining any desired travel insurance for fire, theft, liability, etc. on personal possessions for themselves and the occupants in the travel home. A safety deposit box is provided in each bedroom in the Travel Home. Each occupant is responsible for placing ALL valuables in the safe.
  1. Failure of EAS to insist upon compliance with the terms of this agreement shall not constitute a wavier of any violation.
  1. INSPECTION: Upon checkout, the premises will be inspected for any missing furnishings, equipment, appliances, supplies, or damage to the unit and any such missing equipment or damage will be the responsibility of the Guest.
  1. No liability by EAS: EAS will not be liable to renters, his family guests, invitees others for injury(s) to or death of any persons nor for the loss or damage to property (including the property of the renters) occurring in or around the property or, in or around the facilities. By accepting this policy, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the property/facilities and others whom they invite to use the premise. You further understand and agree that EAS and their agents shall not be liable for any missing or stolen personal property or property left in the rental property by you or any of your guests. Rules, policy and rates are subject to change without notice.
  1. INDEMNITY –
  2. Personal Property and Injury. GUEST’s personal property, including vehicles, are not insured by EAS against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. EAS does not insure against personal injury to GUEST, its invitees, or licensees for any reason. GUEST agrees to indemnify, defend and hold harmless EAS from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to GUEST, their invitees or licensees or their personal property.
  3. By GUEST. GUEST shall defend, indemnify, and hold harmless EAS and their respective agents, affiliates, subsidiaries, directors, officers, shareholders, employees, assigns and insurers against any claim, action, liability, loss and expense, including reasonable attorneys’ fees and related costs (collectively “Loss”) relating to or arising out of GUEST’s and/or its guests breach of this AGREEMENT or violation of any applicable federal, state, local or association law, ordinance, rule or regulation (together, “Law”).
  4. By EAS. EAS shall defend, indemnify, and hold harmless each of GUEST and their respective agents, affiliates, subsidiaries, directors, officers, shareholders, employees, heirs, personal representatives, assigns and insurers against any Loss relating to or arising out of EAS’s breach of this AGREEMENT or violation of any applicable Law.
  1. REFUNDABLE AND NON-REFUNDABLE DAMAGE DEPOSIT - There will be a refundable security deposit of $250 to cover any non-accidental damages or costs. It is released after your departure and our team's inspection.  If it is determined that the problem condition is through the fault of the guest, your refund, if any, will be determined after all damage costs have been paid including any credit card fees (if applicable). An itemized list/invoice or photos will be provided showing damages and costs. We reserve the right to use security deposits made or credit cards on file to pay for such damages.NON- REFUNDABLE A $25.00 Administrative fee  covers processing and administrative fee cost.
  1. Rental Rate/Fees and Cancellation: Payment in full reserved the booking. If Guest would like to cancel their reservation the refund will be as follows:

1: 100% if canceled 30 days or more prior to check-in date minus a 10% processing fee.

2: Cancel at least 30 days before check-in will get back 100% of the amount they've paid minus a 10% processing fee.

3:  If you cancel between 14 and 30 days before check-in, you get back 50% minus a 10% processing fee.

4:  Otherwise, with less than 14 days' notice you will not  get a refund. NOTE: If you need to reschedule your dates, it must be done prior to the 30 days before your arrival.

5: Absolutely NO monetary refund for any reason. This includes:

  • adverse weather conditions
  • acts of God
  • mechanical failures at the Travel Home, keep in mind this is a home and things will happen that are out of our control such as an appliance going out, AC stopped working etc. Like your home this will happen therefore we will do our best to remedy the issue as quickly as possible so it has minimal impact on your stay!
  • any health/personal reasons
  • events outside of our control such as disease or government actions
  • no shows or shortened stays.

We recommend you purchase travel/cancellation insurance. 

  1. This agreement constitute the entire Terms and Conditions agreement between the parties. It is the intention of the parties herein that if any part of this Terms and Condition is invalid, for any reason such invalidity shall not void the remainder of the Agreement.
  2. The Emerald package includes: Internet provided by Digicel, Water supplied by National Water Commission, and Housekeeping services for an agreed count per week (Monday to Friday) provided by EAS and electricity. In the event of the loss of these amenities due to National crisis i.e. shortages or Acts of God i.e. Hurricane or loss of service due to circumstances beyond the control of EAS, EAS is not responsible for providing an alternate source of these amenities.
  3. Parking assignments are in priority first to Guests and then to visitors. One Parking space per unit plus access to visitors parking.
  4. Rules and Regulations:
    1. Guest: Guest shall be responsible and liable for the conduct or his/her visitors. Acts of Tenant’s visitors in violation of this agreement or EAS`s rules and regulations maybe deemed by EAS to be a breach by Guest
    2. Noise: All radios, television sets, stereos, etc. must be turned to a level of sound that does not annoy or interfere with neighbors.
    3. Balconies: This area is not to be used for the hanging of clothes or other items.
    4. Garbage: All loose garbage are to be placed in garbage bags. Garbage bags are not to be placed on kitchen counters or door handles. Garbage bags are to be placed in the receptacles provided and disposed of regularly in the garbage shoot provided.
    5. Pests: Sighting of Roaches, Rats or other pests are to be reported immediately.
    6. Leaks: Water Leaks in bathrooms, (running toilets etc.) Kitchens or Laundry facilities are to be repaired/reported immediately.
    7. Damage: Damages to sanitary fixtures in bathrooms and Kitchen ware fixtures e.g. basins, baths, toilets, faucets, pipe mixers, sinks bath accessories, light fixtures resulting in replacement due to tenant negligence of the tenant or his/her visitors will be billed to the Guest and deducted from the security deposit if other provisions for payment for damages is not made. Normal wear and tear is expected.
  5. Rules and Regulation Guide: EAS reserves the right at any time to prescribe additional rules and make such changes to the rules and regulations set for and referred to above as EAS shall, in its judgment, determine to be necessary for the safety, care, and cleanliness of the premises, for the preservation of good order and for the comfort or benefit of such Guests generally.

I CERTIFY THAT I AM AT LEAST 18 YEARS OF AGE.

THIS AGREEMENT IS CONSIDERED ACCEPTED UPON A PAID RESERVATION OF THIS TRAVEL HOME.  I HAVE READ, UNDERSTAND AND ACCEPT ALL THE TERMS AND CONDITIONS SET FORTH IN THIS AGREEMENT. I INTENT TO USE THIS PROPERTY FOR A SHORT TERM VACATION RENTAL.

 I AGREE THAT I AM RESPONSIBLE FOR MAKING EVERYONE IN MY PARTY FOLLOW ALL THE RULES SET FORTH IN THIS AGREEMENT.

I AGREE THAT I WILL BE FULLY RESPONSIBLE FOR THE COST OF ANY DAMAGE CAUSED BY ME OR ANYONE IN MY GROUP THAT MAY HAVE OCCURED DURING MY STAY.

I AGREE THAT ON RARE OCCASIONS, GUEST AGREES TO ALLOW ACCESS DURING REASONABLE HOURS BY EAS OR THEIR REPRESENTATIVES TO MAKE NECESSARY REPAIRS, ALTERATIONS, OR IMPROVEMENTS DEEMED APPROPRIATE BY EAS.

I AGREE IF I OR ANYONE ELSE CAUSES AN EXCESSIVE CLEANING CONDITION IN OR OUTSIDE THIS PROPERTY, I WILL BE HELD ACCOUNTABLE FOR ADDITIONAL CLEANING CHARGES.

I AGREE THAT EAS WILL NOT BE HELD RESPONSIBLE FOR LOST, MISPLACED OR STOLEN PERSONAL ITEMS OF ANY KIND THROUGHOUT MY STAY.

I AGREE THAT EAS IS NOT HELD RESPONSIBLE AGAINST ANY LIABILITY FOR PERSONAL INJURY OR PROPERTY DAMAGE BY ANY PERSON (INCLUDING GUEST OF RENTER) AS A RESULT OF ANY CAUSE.

I AGREE THAT I WILL RESPECT THE PROPERTY I AM RENTING AND THAT THE OTHER GUESTS IN MY GROUP WILL DO THE SAME.

CERTIFICATION OF ACCEPTANCE:

I CERTIFY THAT I HAVE READ, UNDERSTAND AND ACCEPT ALL OF THE TERMS AND CONDITIONS SET FORTH IN THIS AGREEMENT AND THAT I AM AT LEAST 18 YEARS OF AGE.

WHAT IS INCLUDED IN YOUR TRAVEL HOME

 EAS provides a complimentary 1st supply to ensure you have a comfortable stay:
~ For the Bedroom: Each bedroom comes equip with an additional sheet set
~ For the Bathroom: Clean bath towels with a set of shampoo, conditioner, body wash, hand soap and toilet paper.
~ For the Kitchen: Tea Bags - peppermint and Black Tea, sugar, cream, silverware, dishes, drinking glasses, coffee mugs, wine glasses, wine opener, dish soap, cleaning sponge, kitchen towel & an extra trash liner.
~ Extras: An iron, ironing board, broom, mop, bucket and dust pan.

Housekeeping services Complimentary Housekeeping Services are available Once per week (Mondays - Fridays) for stays 7 days or more; for shorter stays, housekeeping services can be added to your stay for US $35 per visit

There is one parking spot on the property reserved for each Travel Home. There is also temporary guest parking available. 

Yes, There is complimentary hi-speed Internet in each travel home. The WIFI information is located in the Photo frame below the TV

GUIDE FOR STAYING AT EAS

Quiet Hours are between 8 pm to 8 am. Please be mindful of your neighbours.

Parties of any sort is a blatant breach of our terms and conditions. This is a zero-tolerance policy, and the police will be called without warning. The guest hosting the party will be evicted without refund.

 The building is under video camera surveillance. If you use the property to conduct illegal activity, then information & footage will be provided to law enforcement agencies. The parties involved with the illegal activity will be evicted and fined.

All Travel Homes are have a no smoking policy. Non compliance with this policy will result in a US $250 cleaning fee. Thank you for keeping the Travel Home smoke free; this includes hookahs and electronic cigarettes.

  • One Bedroom Travel Home - Max 2 adults and  2 Children under 12 years of age
  • 2 Bedroom Travel Homes - Max 4 adults and  2 Children under 12 years of age
  • 3 Bedroom Travel Homes - Max 6 adults and  2 Children under 12 years of age
  • If there are additional overnight guests that were not specified in your booking, you will incur a charge of 50 USD per night

We love pets; however, no pets are permitted in our Travel Homes. Allowing pets onto the property will result in a $250 cleaning fee.

Check-out is 11 A.M:  Our cleaner will arrive shortly after 11 a.m. to clean the property. Should you require a Late check out an additional 50 USD will be charged per hour after the stipulated checkout time. Please note, that guests will still need to vacate the property as this does not award guests the right to remain within the property for an additional day; this is the penalty for holding possession of the Travel Home beyond what was stipulated in the booking. If guests do not want to leave, the local authorities will be called.

Before leaving we are kindly asking that that you please clean and stow the dishes and place the garbage in the skip at the entrance.

 

Excessively Dirty Apt:  In addition to the standard cleaning fee charged, we will charge an additional cleaning fee of 100 USD if the Travel Home is excessively dirty after checkout, therefore, if the Travel Home is very dirty beyond what a courteous guest would leave. This includes, for example, stained/excessively dirty floors and walls, stained lines, an overflow of dirty dishes and pots in the kitchen sink, or excessive rubbish in the Travel Home.

Damaged, Missing, or Broken Items:  Please report any damages/breakages or missing items in a timely manner. Please note where items in the Travel Homes are damaged, missing, or broken, the costs incurred will be billed to you and removed from your security deposit.

Yes, we do! We can arrange airport pickups and drops offs. This service is offered at a cost of US $55 each way.

We do not provide breakfast; however, you are able to order breakfast from our sister company or you can order from our local food apps such as 7crave.

 Unfortunately, our sofas are not pull-out beds.

Certainly, late check out is available at a cost of US $50 per hour.

This depends on our occupancy. Send a request for us to best advise.

 Yes, we have amazing discounts build into our weekly (7 days or more) and Monthly packages (28 days or more).

You can reserve a Travel Home on our main page - easglades.com. You can select your check in and checkout date and once it is 28 days or more your booking will automatically give you a great monthly cost.

 Yes, housekeeping services are included in our weekly and monthly packages once per week (Mon-Fri). For additional services it is at a cost of US $35 per visit.

If your stay includes housekeeping, the housekeeper cleans the travel home only. She does not handle personal items.

After you have completed your stay with us, you will receive a short survey that allows you to leave a review.

There is only one set of keys and one remote for the Auto gate is provided with each travel home.
